Citigen Optimisation Scheme - Multi-Disciplinary Services
Citigen is the E.On operated decentralized district centre providing a lower carbon and cost-efficient source of energy in the heart of the City of London and reducing gas use by the individual sites it serves to save potentially 5000 tonnes of CO2 a year whilst providing sufficient energy to run 11,300 homes via 6km of heating pipework. The system provides heating and cooling to the City of London Corporation’s Guildhall and to the Barbican with it’s theatre, library and cinema and also to the famous Guildhall School of Music and Drama.
NorthSouth Consultants Ltd, with our experience in retrofit, cost consultancy and project management, have been appointed by the City of London Corporation for the £multi-million upgrade of the interfaces between the Citigen system and the City’s three sites above as part of the City’s net zero 2027 Climate Action Strategy. Working alongside global design and engineering company HDR, the scope includes optimisation of bypass controls, pump and valve arrangements. The works are phased with chilled water systems being upgraded in the winter and hot water systems being upgraded in the summer to minimise disruption to occupiers as the buildings will remain in use throughout the works. Overall, the optimisation project will increase ΔT temperatures and produce savings in excess of 2000MWh.

Guildhall School of Music & Drama - Multi-Disciplinary Services
NorthSouth Consultants Ltd are appointed as project managers and cost consultants by the Guildhall School of Music & Drama for a five-year programme of capital works from 2025 to 2030. Our role includes the delivery of multi-million-pound improvement and maintenance projects on an annual basis, working closely with the client and design team to manage planning, design, and implementation across the estate.
Key projects include major re-roofing works, window renewals, and the complete remodelling and refurbishment of the main university entrance.

Wright Drive, Warwickshire - New Build PRS and Affordable Housing
Acting on behalf of Warwickshire Property and Development Group, and working with Countryside/Vistry, NorthSouth Consultants Ltd have successfully delivered our new build housing scheme at Wright Drive. The 38 PRS units for Sigma Group and 13 affordable units for Platform Housing Group are formed in timber frame, provided with insulation and airtightness beyond Building Regulations, and all to a minimum of EPC “A”.
The factory produced timber frames allowed for a streamlined build with “slab to weathertightness” being achieved in less than 4 weeks and overall build times per plot being less than 6 months. The Panasonic air source heat pumps are particularly quiet, no more audible than a domestic refrigerator, and all plots are provided with 2.5kW solar PV arrays, on-plot car charging and waste water heat recovery.
NorthSouth Consultants Ltd are retained as Project Monitors and Cost Consultants for ongoing phases of this highly sustainable development.

University of London - Estate & Project Management
NorthSouth Consultants Ltd are providing project management, consultancy, and estate strategy support to the University of London for a multi-million-pound refurbishment of student accommodation, encompassing complex works across a live residential environment. Our role includes oversight of programme delivery, design coordination, statutory compliance, and budget management, alongside strategic input into future masterplanning and phased investment across the wider estate.

University of Greenwich - Estate & Project Management
NorthSouth Consultants Ltd are supporting the University of Greenwich with project management and consultancy services across a range of sustainability-led refurbishment projects. Our work is focused on delivering carbon reduction and energy efficiency improvements across the estate, with responsibilities including programme coordination, stakeholder engagement, and the integration of sustainable design solutions. We are also providing ongoing input into future project planning and estate decarbonisation strategies.

London South East Academies Trust & Colleges - Suitability Assessments and Feasibility Studies
NorthSouth Consultants Ltd were appointed by London South East Academies Trust to undertake a series of condition and suitability assessments across multiple college sites. Our work included site-wide appraisals of existing infrastructure and educational facilities to support future planning and estate rationalisation. Following our recommendations, we supported the Trust in developing feasibility studies for new accommodation, including detailed analysis of cost, phasing, and site constraints. This work subsequently informed a successful multi-million application for DfE funding, which will support the delivery of a new state-of-the-art school building to meet local need.

City of London Open Spaces and Scheduled Monuments - Condition Surveys & Forward Maintenance Planning
NorthSouth were appointed to undertake a series of condition surveys across the City of London’s landscaped gardens, public courtyards, churchyard open spaces, and the Roman Bath House on Lower Thames Street. Several of the surveyed sites are located within conservation areas and in proximity to Scheduled Ancient Monuments. Our role included detailed surveys structured to support long-term estate planning, with prioritised recommendations aligned to the City’s cyclical maintenance programme and future capital works planning. NorthSouth are now subsequently actively project managing a range of live projects related to this programme.

City of London School for Girls - Project Management and Quantity Surveying
NorthSouth are instructed by the City of London Corporation to act as incumbent project managers and quantity surveyors for all capital works projects at the City of London School for Girls (CLSG) from 2024 to 2027. We are delivering a multi-million-pound annual programme of works across the campus, supporting the Corporation’s long-term investment in the estate.
The programme includes essential building fabric upgrades such as major roofing and window replacements, alongside the introduction of new state-of-the-art teaching spaces, including specialist Physics and Medical facilities. Our role spans full project lifecycle delivery, from early-stage feasibility through to completion.

Milby Meadows - Sustainable Affordable Housing
Milby Meadows is part of a 531 unit development at Nuneaton in Warwickshire. NorthSouth Consultants have been appointed as Project Monitor and Independent Cost Consultants for Warwickshire Property Development Group and Countryside to monitor the ongoing development. Our appointment commenced with a value review of the proposed construction and accompanying commentary on infrastructure costs. The first phase comprises 51 units and includes PRS tenures for Sigma Capital Group and affordable housing units for Platform Housing Group.
This low carbon scheme will be delivered via timber frame, has no gas facilities on site and heating and hot water are provided by air source heat pumps augmented with solar PV panels. Car charging is provided to every dwelling and water is attenuated via swales and water courses. Our appointment includes ongoing programme monitoring of cost control and compliance in matters such as planning condition discharges and NHBC approvals.
Good progress is being made on site with the spine road formed, main drainage laid and the first of the units are expected to reach completion in June 2025.

University of Greenwich, Devonport House - External Refurbishment & Listed Building Conservation
NorthSouth are appointed to provide multi-disciplinary services for the external refurbishments at Devonport House, located in the heart of Greenwich and within the UNESCO World Heritage Site. Our services for this project include building surveying with a focus on heritage, contract administration, and acting as principal designer, all with the goal of preserving the building's historical significance while adhering to modern standards.

V&A Museum - Asset Management & RAAC Appraisal
NorthSouth successfully delivered a comprehensive RAAC (Reinforced Autoclaved Aerated Concrete) review across the Victoria and Albert Museum’s estate, covering sites in both London and Wiltshire. The project encompassed the assessment of a diverse and complex portfolio, including Grade I listed buildings and World War II-era structures originally designed for the storage of high explosives.
In addition to our heritage-focused building surveying role, NorthSouth supported the Museum’s wider estate strategy through asset management input, including a detailed condition survey and asset log of all plant rooms which involved an analysis of access equipment and maintenance facilities.

Golden Lane Estate - Planned Maintenance Strategy
The Golden Lane Estate in central London was awarded the RIBA London & National Award in 2019 for its significant influence on post-war housing development. NorthSouth were appointed to carry out an appraisal of the estate’s Grade 2 Listed leisure centre and swimming pool to provide a 20 year Future Maintenance Plan (FMP).
In addition to a review of the centre’s envelope and fabric, the building required a review of the air source heat pumps, plate heat exchangers and 84 solar voltaic panels on the roof. The reports NorthSouth provided included procurement advice on how different work packages might be combined to achieve value and to minimise shut downs and loss of facilities whilst works are in progress. The City of London Corporation are now using this advice in planning their ongoing repair and improvement of this architecturally significant building.

Holy Trinity Brompton and Cromwell Road - Condition Survey
NorthSouth were appointed to conduct a detailed condition survey of existing emergency lighting systems within Holy Trinity Brompton Church and the HTB offices located within Victorian terraces on Cromwell Road in the Royal Borough of Kensington and Chelsea.
Surveys were undertaken within the ecclesiastical buildings and ancillary areas as well as the commercial office space. Through a robust analysis and floor plan markup we were able to establish areas of improvement within all areas and make recommendations for upgrades and refurbishments which considered heritage and listed building requirements.
